Cash flow is what recovers your costs because your cost (cash in) is immediate. 

The house, in the condition it is in, is currently appraising at about 350k.

The area I purchased in is great but I know condos valuations fluctuate more then other residential properties.

If property values go down that money you just paid in is disappearing!

He knew the property did not have central air when he moved in, I doubt he has a leg to stand on in court.
