With regulations increasing we've been seeing more and more people who want to invest in STRs start investing in Vacation rentals.

@Jordan Meltzer unless you find a screaming deal - a Class A property won't cashflow for 3-5 years.Class B: 1-3 years.Class C: most investors don't properly understand the risks, so should stay away from them.So, you may need to deal with negative cashflow, but plan on appreciation increasing your wealth.

Increase income, decrease DTI, and buy a home (i.e., get a higher paying job, work two jobs, go to trade school, get a higher paying degree, live in affordable area, etc...these are things that most of us did).

It can increase your capacity to pull off certain deals.

It will be cheaper than our mortgage and our incomes will be increasing.

With a few tweaks to the management structure, and with new leadership, I figure we can greatly increase the revenue.

Now that you know this little secret (that most don’t), you can make informed decisions when it comes to increasing rents for new leases and renewals.

I like the cash flow and see the potential for increasing rents, but I’m hesitant about overpaying.

Only reason I've been doing it is to get 0% business credit card limit increases.  

There are always ways to increase the value of most homes, but that is also a crap shoot.
