What qualities do YOU look for in a contractor?

I don't think the future will be kind to the investors who bought cheap houses in a big community of other investors. 

The home is in a B class neighborhood, in a good school district, and walking distance to parks.

Putting in a ramp, adding grab bars in bathroom, raising the sink height, etc.  

Spend a little more money than you might have been planning to, buy in a better area (i.e. not a “turn key” 100k house off the mls), and self manage.

Maybe go to one in a tough neighborhood so you really get in the thick of things. 

She said to get some activity going in my account and we can revisit in a month to reapply.

@Robert Gorra - I've had a similar experience where I've had a really hard time with getting GC's to even give me an estimate, and the few that have have been way overpriced (ie, they want me to put in $20k of cabinets in a budget flip) or have had their prices go up by about 40% and still not give me a firm price when I try to nail down the scope of work.

I’m potentially looking to purchase a mid-term or long-term rental property in a different state because I feel I may be able to find better deals elsewhere.
