I am afraid I may Kilz it and then in the Texas heat if AC is off, that odor will sneak back in when I have a great tenant in place.

Are the fireplaces the only heat source or anything out of the ordinary with them?

I think you should maximize the guests and maybe offer a small weight set and yoga mat. 

Hey @Ryan Brown - in this instance, I think you should turn up the heat in terms of what the tenant is allowed and not allowed to do.

@Karolina Powell I’m a huge fan for tenants paying their own heating.

That can get a little heated depending on the bank/lender.

For example with heat, the fuel (electric, oil, natural gas, etc) all cost differently. 

This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.

Additionally, try collaborating with local businesses like spas, wellness practitioners, yoga, wineries/taprooms, etc... and try some messaging with them around wanting to promote them in your blog and on your property.
