This would hopefully maintain strong cashflow from the property will providing some capital to use for the next property acquisition. 

I find that internet providers, like Comcast, tend to update their technology and offerings to better speeds as customers have higher usage demands.

I'm looking for the cleanest & most visible way to access payment history, see amortization schedule, tax documents, etc- much like bank softwares provide.

Even if the rental has a decent cash flow with additional flood insurance, we're still not sure we want to take on that risk as we are out-of-state investors (planning to move back to KY in the future, but not now) and we don't like that it will potentially bring down the perceived value when we try to sell it in the future.The seller has never lived there and has not provided any information on if it has flooded before or not. 

Providing a lease to the appraiser can also help in giving them an idea of the rents that you're expecting on the report while also confirming that there is demand in the market already for the value that you set the property at.If you're looking to refinance a property using a DSCR I would be happy to help!
