You can read in BP from full time and hardcore investors about their many techniques, like “driving for dollars”, mailing campaigns, cold calling, etc.

Network every day hardcore and be consistent about shoving your face into the social groups that contain people who are doing what you want to do. 

After reading that book I'v been hard core in the real estate education portion since last November.

This forum is full of hard core duders.

Mine would be believing Real Estate gurus(no names please) who make RE out to be easier than what it actually is...especially wholesaling..I believe when it comes to any aspect of investing in RE, gurus should be raw and hardcore and not sugarcoat...but then again they wouldn't be able to sell those courses and seminars quite as easily..lol

Maybe not as hardcore sounding as BRRR, but sure playful!

The calculators are a great tool too but more that that the forums are packed with professionals with hard core experience and referrals.

I love the idea of real estate and am looking forward to learning all I can here to prepare for my first deal.I've been blessed to have REIs as in-laws (they're out of state) and have learned a lot from them, even getting to help them better track cashflow from spreadsheets I designed.This year we finally paid off my school loans so we're debt free (less our mortgage) and looking to start hard core saving / investing.

I"m hard core with this kind of thing.  

I'm not sure how extensive the dry rot is, and how hard-core of a retaining wall you need, but I imagine it'd have to be barely livable for that much needed repair.
