I totally agree about Airbnb saturation, and with Tripadvisors'/Flipkey's massive customer service issues on both the renter and owner side, not having a solid property management company in place could be devastating.That being said, nothing can replace natural beauty, ease of travel to and from is incredibly easy from anywhere on the east coast, so the allure will remain.One thing I will say that would most certainly and quite seriously hamper tourism in PR, and pretty much most of the Caribbean, a lifted embargo with Cuba.

The math doesn't work.However, there are many good reasons for hiring a PM and it is more likely to help you build wealth than it is to hamper your growth.

One catch that may come up is if the the HOA is ever caught in litigation, this may hamper your ability to unload the condo at your convenience - it deters buyers and banks.  

If they just have stuff all over the tables and clothes on the floor, or overflowing hampers, I wouldn't worry about it.If you want to do maintenance, and she's not being cooperative, then you'll have to just give her notice of when you will be entering, whether she's home or not, but she's welcome to be there, if she'd like.  

Given that our collection efforts have been greatly hampered, I'd say that shows that people are doing pretty well all things considered.

PHX got hammered when new construction stopped in 07 08 09 and then subs all moved for work  if you recall I remember 4 plex that linda Gercheck sold for 350k in 04 selling for 80 to 100k in 2010 and basically were vacant.. so the cycle go full circle .. now it sounds like market is more balanced construction while hampered is still going  etc etc.. 

Of course, because it hampers their "efficiency."

There is typically very little benefit to paying the mortgage down early in fact could actually hamper your goals. 

HOA fees hamper cash flow to a greater degree that the cost of exterior maintenance on most multi unit investments.
