After years of grinding hard to create my businesses from zero, I have a little freedom in my schedule to exercise and meditate. 

The first floor tenant is hearing some noise from the children upstairs.

Too many gurus out there saying wholesaling is a quick and easy way to make money fast, only to sell their courses on wholesaling.It's a grind.

Landfills make me think: odor, smoke, noise, bugs, and water supply contamination.Construction on top of landfill: additional costs, abnormal settling, off gassing, heavy metals, and surface leaching if a capping fails.

Its always courteous to let residents know in advance there will be changes happening and especially with potential louder noises in case some of them work from home or work night shifts.

Cut out the noise and focus on your business.Your input shapes your outlook!

I looked into those markets for my group but unless you yourself can grind out your own wholesale deals meaning you run the skip tracing, you develop a list, and you cold call in hopes of getting a house under contract. 

I run into this all the time being west coast based by the time i wire out to fund.. it hits the closer at like 4pm and now the seller is sitting there grinding on them wanting a paper check for their proceeds .. out this way nothing is paper check its all wires.

@Josh Mac keep in mind that Zillow can be completely unaware of factors that affect value...and some of these factors might not be apparent until you see the property in-person.For instance, maybe someone added a bathroom to the house, and now it's a 3/3, but Zillow thinks it's a 3/2.  ...or maybe the house is right next to a busy road with tons of traffic noise, but the Zestimate is based on nearby houses that are on quieter residential streets  ...or the main floor beam under the house is rotted out--Zillow would never know that...In short, there are a ton of factors that can affect a property's value that Zillow might completely miss.The Zestimate can be reasonably accurate in showing a ballpark value...but, I wouldn't make life and death investing decisions based on a Zestimate...

BP is a RE board and the deal sizes here are much smaller than the typical MTN face amount.One of the keys to success in investing is learning how to ignore the noise around you and focus on what you do best.
