At least some good will come out of this.

Additionally, depreciation is recognized against the adjusted cost basis for the property, not the market value.If you're not going to bother w/ GAAP, I'd still book the assets @ cost, but then add a line item to assets like goodwill or unrecognized appreciation.

I buy stuff at garage sales and goodwill all the time for this purpose...I will respray alot of things bronze or nickel and reuse at my rentals.

Any electricity you send onto the grid after that point, is goodwill on your part.  

You are showing goodwill by getting inspectors out there when I'm willing to be there is no real problem.

But if it's the norm in your area then the only reason not to charge it is good will and common sense.Frankly, this is no different than monthly pet rent; 10 years ago when I was renting it was just becoming popular to charge pet rent, and people were willing to look around for places that didn't charge the fee.

There is no excuse for the new owner not to have an inspection of the property done to check all systems are working properly and safely.The owner has needs that can be met by establishing a gas service account, such as: providing necessary service on her/his heating equipment; getting and maintaining proper insurance; keeping the unit with a working heating system (furnace and hot water heater) to meet habitability requirements; providing a means to keep the unit at appropriate heat levels to prevent damage to the building; and to give incentive for the tenant to stay, thereby saving the tenancy, demonstrating good will and ultimately saving money in the long run.If it were I, I would negotiate a solution with the tenant that would include me paying for the natural gas for this lease period with the understanding that at the time of the lease renewal the responsibility for paying for the natural gas would shift back to the tenant and be clearly documented in writing with the signatures of all parties.

I leased a moving van about 1 year ago and have been giving it away in Aspen Colorado to locals and non-profits for use whenever they like.It has generated a lot of good will but NO leads that ended up panning out.My question is: How should I change the program to be more effective?

Few of our tenant accept the offer, but it goes a long way to establishing good will and keeping a good tenant.
