Of course, eventually it'd be nice to live off some passive income via real estate investments, but I actually love my job and am not concerned with needing to quit or put all my eggs into the RE investment basket right now.

I've am both an active and passive player in REI to satisfy both spectrums for myself so you may want to look at a two pronged strategy and not put all your eggs into one basket, especially if you are a newbie to owning apartments.  

I trust the sponsors I have invested with, but I won't put all my eggs in one GP basket.

1 of my tenants has either fruit flies or Drain flies.

You will also be able to decide if flipping is what you really want to do without putting all your eggs... well in this case all of your money into one basket.
