@Akyl-Lateef Hewitt i'm at 4 doors myself and now considering hard & private money. unless your flush with cash it seems to be the only way to go if you want to scale quickly.

This is because those buyers flush with cash who are inflating the market, largely by their flight out of cities that they have long hated living in but had to until the pandemic and the new work from home era, those buyers tend not to be interested in "fixer uppers" but will gravitate toward the turn-key properties in crime-safe (not necessarily class A but crime-safe) areas.

The price "cooling" that some people talk about are not a correction of supply and demand, but enforced down from the banks on high.Some exceptions are mostly from the New York Metro area where they're as flush with cash as ever and still giving no "effs" for what the bank says as they have plenty of cash to make up the appraisal gaps.

I have been with the bank for approximately 1 year, and while I am now cash flush due to the refi boom we are experiencing, I do not have enough time in my commission only role to obtain a traditional loan.

Looks like the condensate drain line needs to be flushed out, which is just a regular PM.
