Still lots of work to do on the house and the “book” I still have to figure out what to do for it (paper/digital/both), and a few more things I probably am not yet aware of … reading on this forum and asking questions sure has helped out a lot.

I can't figure it out!!!

So we figured we start with a few Yurts to get started and add the Cabins when a builder can actually build them.

Here’s what I know so far:My father-in-law is offering to finance the property purchase, but I’m still clarifying whether that means 100% financing or if he expects a down payment.We haven't yet decided whether to purchase as individuals or through an LLC.I’m also in the process of discussing the specific terms with him (monthly payments, amortization, balloon payment, etc.).Could you share any advice or insights on what deal structure might work best in a scenario like this?

Even if it's just part time, the key to figuring out how PM is done well is by being present around people who have mastery of the industry. 

investors can figure on 10 to 12% return on PMLs   generally they are short term 6 months to 18 months.. in my 40 plus years at PML I find most investors started as landlords then tire of it and start to diversify.

Look for books published in the last 2 years as some of the books post 2010 seem to give people unrealistic expectations.

Plenty of people invest remotely, and as long as you have modest expectations (not chasing the highest possible yield), and are using light leverage, and don't get suckered into buying in a part of town that you wouldn't feel comfortable visiting in broad daylight, plenty of people do this and do... fine.

Inspect what you expect.

I expect to outperform these numbers.
