Unfortunately in NY, I was advised litigants sue you and the LLC anyway, so insurance agents I used say that I have to get insurance for my LLC, and in addition an endorsement that covers me personally.

To protect yourself from Liability claims from the tenants, you agent needs to endorse the Homeowners policy with Landlord Liability.

With a conventional loan the lender takes charge of doing all the services such as title search, title endorsements, etc. 

Once you start work on the property you may have to change the Liability coverage or endorse the policy to reflect the new use. 

Especially if he can't provide you with official (and endorsed as original) orders proving what he is saying. i'm 100% for taking care of service members, but I'm 1000% AGAINST service members pulling the "my command said" card, or "I'm in the military" to slime out of things they committed to. 

This endorsement can help offset costs of replacing a furnace during the winter if there is a breakdown.

RegardIess, I strongly endorse his service of analyzing properties before you buy them even if you use a separate realtor.
