Don't know about anyone else, but I feel like my personal daily battle is between doing what is urgent and fuels my raging undiagnosed ADHD, or what is actually important.I've done a ton of work on this over the past almost 4 years, and still am nowhere that I think I need to be, but I'm at least getting to a level of awareness I don't think I ever had before and that is a win in my book.

I would also recommend doing your due diligence on the new lender, and make sure they are not just a salesy loan officer trying to win you over with term sheets that don't exist...

instead of a lender try to find a capital partner and share the deals.. thats what I do provide money for JV's  works great its a win win.. your going to waste your time trying to find nothing down lenders.. unless you already have one that really loves you then its possible.
