Despite my explanation that I had the funding for smaller deals, 10-20 units they doubled down on me needing to find investors to partner with or to form a syndicate.

Putting it all together: If I were starting over and looking for a house-hack in Denver, CO today, I'd be looking for a 4 bed / 3 bath property in the $500K - $600K range in an up and coming area (like Aurora near the medical campus).

All calculations suggest great investment for 4 bed 3 bath in good school zone, however once the tax estimator goes from $2200 to $9500 due to lose of tax credit from not being a primary residence it hard to see how to get property in SC.

A nicely done fully renovated home here is around 1.1-1.3m; this home is a 3 bed 2 bath 1300+/- sqft with a lot of 5500+/- sqft.

6 months later, I have doubled the size of the yard with all the clearing, performed a unit turn raising rent over $600.

The developer claims the price to double in a year as the complex is about to be ready.

Current house is 2500 sqFt 4 bed 2.5 baths. 

I'm thinking 2 bed / 2 bath.

In February I purchased a brand new 3 bed 3 bath duplex for 479k at 6.18%.
