That's what I need.....Look, I feel for ya I really do so i hope this doesn't come off as too critical, but your desire is a fantasy, and a dangerous one at that. 

But there are many buyers here who do not want a pool because they won't use it much, and pools have much higher maintenance and utility costs, and are a drowning danger to young children. 

I invest south of the city but I find that there are very clear appreciation spots and very distinct areas that are good cash flow but little appreciation.

I don't see a home gym as any sort of additional liability, provided that you have machines that are relatively idiot proof and are not inherently dangerous.
