It's my opinion that these guys feed on people that need direction, feed them a ton of feel good stories, and all of a sudden, you'll be successful, just like them.

You may not see a direct bump on ADR i.e. you just increase pricing 10% but more future bookings does equal higher ADR, and a higher occupancy.  

I have came across the 203k loan where the numbers might work better if I find a good deal but there is alot that comes with the 203k loan and I want to make sure I am heading in the right direction.

There is a 1 inch gap between the baseboards and wall and the actual floor which presumably leads outside due to my having a room with 3 walls that lead directly outside.
