Not everything in the course appealed to me (ie they had some turn key properties that didn’t look like they were as good as advertised). 

I no longer use either Facebook or Craigslist for advertising my units.

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

They advertise MLS Only memberships, but as memory serves, there is no requirement to join an MLS.  

I have had a couple of addresses over the years and usually I have used UPS, but lately I have seen a lot of virtual option popping up ... earthmail ... regus ... digital mailroom ... there seem to be quite a few.Would anyone have feedback on the best route to go?  

This company works on false advertisement.

If money’s the issue (which is highly likely), you could offer to cover the advertising costs upfront, if possible,  and adjust their commission by that amount.

With the requirement to disclose this, how do you advertise and create social media posts?

Tyler advertised (for $$$) a workshop on capital raising.

I feel there is potential for it to be a good MTR if I advertise and take pictures properly.
