If they don't NEED the money for a down payment elsewhere, the income could certainly fund their payment at a new home, rental or retirement home.

You could get a loan from a local bank or private lender to fund it

The property will be in more desirable locations that command better rents. 

So either you pay for the repair out of the idle cash in your account, file an insurance claim and use those funds, or rollover/transfer funds from another retirement account to cover the cost. 

if its a rebrand of do hard money look at old threads on BP.. these guys while not a scam many that posted on BP lost their 2300.00 because no deals were ever good enough and so they gave up and lost the deposit.. back a few years ago it was 3k.. great bizz model make 3k and and dont fund anything or very few according to others that posted.

You could find someone in the process of liquidating their portfolio and needs someplace to put their funds. 

You have to have confidence and the Sponsor needs to build a relationship with you if he wants to be sure you have some insights into the risks of the types of deals you would be funding. 

Find a sponsor, reach out, tell them you're Canadian, they approve, review and sign LP docs, wire funds.
