Why would anyone want to deal with a subto deal with a rate that is at or above todays interest rate?

If they aren't sending you personalized investment deals that meet your buying criteria, they are NOT a good agent!

Looking for 1% deals will be cutting things close. 

Or, should I focus on just holding these forever type deal and build a cashflow monster?
