I redid the master bathroom by removing the tub and putting in a standing shower with white granite looking tile, and a custom glass shower door.

And NEVER put a property in an S Corp.It's like getting in the weeds and creating LLCs to start a business...just go get a customer to pay you money to do something and figure the rest out as you go.  

They get paid to do it, and you could be the next customer.

We use a custom spreadsheet and DealCheck to break down key metrics like cash-on-cash return, cap rate, and debt service coverage ratio (DSCR).

I’m very big on having the proper customer support and making sure if I buy something I can contact their support to get more info/refunds etc.

Listing agents would not drive their own pipelines; they would be advisors, high-quality customer service reps assigned to clients.

Use customized leases with state-specific templates and consult a lawyer for complex issues.

I wish there were a down-vote button for this idea.

This discrepancy can strain property owners financially.I onboarded a customer and later found out he was way over the set furnishing budget.
