They do 5 and 10 yr balloons - 10 years is nice to extend.But here's the turnoffs to both their programs.1) Rates are high - 6.5% to 7% (firstkey lets you pay 3 points to buy down rate to 6.25% or something like that which seems really price).2) Entity creation is required.  

I think we may have similar strategies as I to have started with the creation my company Sage Equities LLC.  

Can they be created with a simple JV agreement, or is entity creation required as well

Hi All,I am here, as most of you are, because I am aware how powerful RE Investing can be for wealth creation.  

The job creation rate in the city here is 3.5% which is higher than the next closest city by a full 1%.

This is only possible for high networth individuals and institutions with the capital- and staying power to invest and last longer than 12 years.This was just a brief journey into cultures that defy wealth creation from the bottom up.

Currently I am using more leverage then I will be in 5-10 years but as I get out of the cashflow creation mode in to a preservation mode I think I will use less debt.
