It’s a 3-1 house in Missouri (I know 3-1s are tough to sell J Scott).Paid $19K in cash needs about $35K in rehab with an ARV of $130K.Amid the coronavirus with unemployment going up and demand going down I know it’s not an ideal time to be flipping, but I feel a house for $60K is hard to lose on.

Obviously we are still out a week from April 1, when most tenants rents are due for the first time since the coronavirus crisis has started, but Im curious of who believes that they will have issues, and who seems to be ok.Like many landlords, when the crisis started, I was, as I am sure many still are, anxious about whether their tenants will be paying rent.

Prior to coronavirus, X.00% was at a cost of 0.14% of the loan amount in points/fees/whatever, for you basic vanilla owner occ 800 FICO 20% down <$510k loan amount type scenario.

Most homes fail the 1% rule here, and the decent ones seem to get swept up by cash buyers almost immediately (I've already lost 5 bids on duplexes this past week).I don't know if it's the corona virus scare, but one of my offers finally got accepted.
