It's the nature of such contracts. 

You can't meet with buyers or sellers to review contracts, answer questions, or even shake hands.Any intelligent buyer/seller will look for an agent with experience.

Works best if you trust the flipper.Wrap + Second Position Combo: This is a cool little move—you work out a wrap-around mortgage with the seller, then assign that contract to your borrower, and still lend in a second position for repairs or closing costs.

Although it isn't some miraculous contract that will hold a buyer hostage, there can be repercussions to you and/or the agent you eventually earn a commission with.

E&O insurance, MLS fees, electronic lockbox fees, association dues, contract fees, every software agents use.Many of these fees could be close to doubling by the end of 2026.
