If an issue is professionally fixed where the buyer feels confident it was addressed COMPLETELY and CORRECTLY, then I think you don't need to worry so much about resale value.

If you're confident in your UW and the numbers do make sense, I would recommend a seller carry deal.

I also wouldn't be where I am today in terms of my contacts and relationships with vendors, to be in a position to self-manage confidently out of state.All that being said, if another deal with the same amount of hair on it presented itself to me today, I would pass simply because my risk profile has changed.

To me, it seems like a strong protection clause like this would be used when someone is not confident at all about performance...or worse...plans to fail...???

I have high confidence in future appreciation, but relying on it is certainly risky.
