It is likely one of the reasons your co-worker rented your unit in the first place is because he knew he couldn't get an apartment in other places.In the event you have already rented to someone who is in default, I do think it helps to be reasonable and compassionate for their situation.

Maybe you should be having a compassionate conversation with this couple from the perspective that you are all victims together who should be seeking the fairest solution for all concerned, as opposed to threatening an eviction proceeding.
