You don’t get CA level appreciation in Kansas City.Some areas are high crime so need make sure you understand the neighborhood you are investing in, like any city all locations are not equal.Very car centric city, mass transit is not widely used, people don’t walk, they drive outside of a few very walkable locations in heart of the city. 

In case you haven’t read the previous responses or haven’t walked a mile in a landlord’s shoes. 90%+ of your problems are caused by your local/state government that you seem to be giving a free pass.

So I can tell you from the other things I have purchased from AwesomeREI is that they give you the basics, then they give you a little more understanding in the Amplifier Training by walking you through things a little more in depth.

There are MANY good SDIRA companies out there across the US, and its not like you need to walk into the bank to cash a check.

So unless im prepared to lawyer up 3k just to try and get some of it back the answer "just walk away from your deposits, im trustworthy" doesnt work for me.I have prepaid for work from big names, Lowes installs etc.

Answer: yes, we're less than a 5-minute walk to the lift but you need to be skiing at blue+.

I even had one slick guru recently try to sell me on creating my own course if I joined his program for $10,000 and they’d walk me through the steps of creating it and help me market it on doing LTR, and BRRRR and when I objected and said I’ve only currently got 7 buildings now with 25 units and have sold 7 over the course of years I’ve been doing it he said we’d focus on the deals I’ve been doing where I’m getting ARVs of $200,000-400,000 and not my actual numbers of properties owned.

He walks us through every step of the way.
