Do you generally buy new build or old homes for rental purposes Not all new build communities sell to investors, but some/most do.

Honestly your approach may be a bit rough around the edges, but actually getting out there and trying to find deals through grit and hard work is the best way to start.

With your boots-on-the-ground approach, you’re in a strong position to find profitable flips.

If you can't shape yourself into a solution maker the cold hard truth is this isn't for you and you'd be better focusing time and energy elsewhere. 

A balanced approach could be to continue paying down your mortgage while slowly exploring and investing in other markets if the numbers make sense.
