Lesson learned is to pay more to get into a nicer area (B neighborhood) with more reliable tenants to avoid the vacancy risks, but again, if we can just get the 2nd unit filled we will finally have stable cash flow.

I am also trying to get my investment back so I can pay my Kids college Fee.

Any advice for me or lessons learned?

I'm currently a college student, so I don't make a lot of money.

(Side note:  I'm not happy that I know any of this...hard earned lessons of real estate investing).
