@Marcos De la Cruz There's no hard & fast minimum - it's based on your personal return preferences...usually I recommend to my CFO clients that they make an annual somewhat higher than what they could get by investing in the stock market.

A client of mine in Maryland added smart home features to their rentals and boosted rents by 12% with minimal investment.

I feel like this gives me an instant screenshot of every expense for each building so I know Building A paid $1800 for insurance, Building B paid $2100 for insurance and Building C paid $2400 for insurance as opposed to having one account and seeing Insurance was $6300.

I knew that was not true because I had paid $780 a couple months before on a property in the same area and also my realtor told me that her clients had been paying that lower rate.

Your brokerage is required to supervise you, and maintain all records of the transaction, just like any other client. 

There are many of us that are long time repeat clients on both ends of lending and borrowing that have worked with them for years and we are all very satisfied.

I, my clients, my PM, have never had issues with it You are not clear with insurance companies by hiding it.

@Matt SchreiberWe always joke, "if you pay cash, everything cash flows"....There are still opportunities out there and we've been able to get way off of asking for clients here in Reno, NV with the right seller and right offer. 

Some of my clients I only speak with once a year if that. 

I've sold over 80 homes personally in the last 30 months and I'm usually within $5k of the appraisal report when I run my CMA for clients.
