I emphasize the "intangible" parts of the units - walking distance to charming downtown area, private porch in the back for those quiet evenings with a cup of tea and that special someone, etc.

Older buildings do have a certain charm, but at the same time can have considerable maintenance issues if the previous owners did not properly take care of them.

It works like a charm on mobile homes and I can use loose variations of this technique as the situation will permit.This is not a rip off.

I found an REO property that needed a lot of work but had the charm, lot size and potential profit make it worth looking at.

I think rules that try to encompass the entire country with broad rules simply don't work I local markets.
