If FB pulls that off, which they have every single major payment corp on board already, visa, paypal etc ...that is sort of game over I guess. 

Sometimes if that is an approval verse a bank account showing $500K for example, the agent on the list side may need a little education on what you are looking to do, I always have the lender call the agent in this situation to get them on board to get the listing agent more on board.

If any place has HOA/POA I would be very careful with those restrictions and talk to plenty of people including every board member before buying about their views on STR. 

The reason as to why these projects stayed on the drawing board is because they weren't essential at the time.

Training board member's is just not in my niche.If you have a bent toward education or someone on your team, you will be an invaluable part of every association you manage.  

However, in the long run, I love the "buy a house a year" strategy (as a primary, for preferred financing) and just keep moving (pending that your spouse is on board with this of course, if you have one).
