Ran the analysis at $290k with around $5000 closing costs and inspection fees, but plan on having the seller pay for CC if they don't budge on the price.Would like to put 5% down, but lender asked for 10% for them to finance since my commission income last year isn't as pretty as this years.

The problem that I am needing help with is...if I have a 3.25% interest currently and the bank is offering me a 4.5% cash out refi that will take care all of my cc balances and give me enough to purchase new property, is this a smart move to go from a 3.25 to 4.5%?

Secondly you really need to pay off the CC debt on your own first and then save up for the downpayment and costs on your own.If your dad is successful he probably won’t want a second position mortgage.
