Offer them owner financing - sometimes you can even have them assume the mortgage (without triggering the due on sales clause) if it is serviced by a third party.

If cash flow is what you are after, set up a coffee trailer, wash houses, sell digital assets, launch a Shopify store, set up ATMs, buy a title company, coin laundry, a party rental business a car body shop etc.. and then invest the cash flow in real estate!

@Dan Deppen owns a company that does the underwriting.Once its underwritten then you also must make sure you use a third party licensed servicer to follow fdcpa requirements and consumer protection laws.Lastly, depending on the state you are in, you may need a lender license or servicing license in order to orginate loans.
