It was definitely a gamble, because I was assembling furniture up until the night before their check-in :o I only had an opportunity to advertise on FF, because it was the first place we posted and it got enough inquiries right away.

But Flood insurance is required as primary ($2000 / yr)By the time I fix and sell the home (8-12 months estimated) and incur additional costs + holding vacant, and selling expense (SQUATTER RISK, <100 miles to MEX border), and then go back and recapture depreciation + Capital Gains... my TAKE HOME will be far less than the appraised market value. ~50% haircut.So... since all goes to charity in 15 - 20 yrs anyway... why not donate now and play those cards?

I don't think you'd have much luck going the eviction route as they seem to be bordering on the professional tenant side of things in terms of avoiding possessions.

If you aren't willing to learn that investment asset, then you can either:1. find someone you trust to help you invest into that asset2. put money in low/no risk investment assets and just accept the low return3. blindly go into an investment asset and basically gamble.
