@Collin H.With credit card defaults and auto defaults on the rise as well as overall debt - people will start tightening the belts and first thing they will get rid of is spending on travel and vacations etc So reading this I am not surprised - how has 2024 been compared overall to last year ?

And once you get more and more houses under your belt, the cash flow snowballs and your net worth goes up exponentially within 5-10 years.

More than once I'd look at my wife and say, "We need to tighten the belt for awhile".

@Sean Haran, it looks like you are in a Cali where housing stock is MUCH newer on average than places in the northeast and rust belt.

With a major home remodel and addition under my belt and a strong interest in environmentally responsible home building, I am gearing up to begin an investing journey.

My crew now has 20 remodels under its belt and 16 or so of these being very extensive, So I do have the means of getting these into shape although to aquire 17 at one time is not what i am accustomed to. 

Hey @Angelo Aguirre,I feel the most powerful tool in your belt right now is the power of using an Assumable loan to purchase your next house. 

Rust Belt (like you are looking it) is OK but pretty economically depressed.

But the neighborhood was happy to see them in their cheap white suits and yellow belt detectors which never alarmed.

Background: I have one flip under my belt and when I started, I promised myself I wouldn’t just plateau, I’d go bigger with each project.
