Most states heavily favor tenants in legal battles, so if you unknowingly screw up, your tenant can make your world hell.

It is a not easy battling on the MLS sir, i'm in the same boat!

People with that track record don't have these problems.It's going to be an uphill battle convincing a legitimate lender if you're having trouble financing 25-100K cash outlays. 

But I definitely wanted to really introduce myself to maybe meet some others who have battled addiction and tackled real estate, or possibly others who are trying to build their empire after an unforeseen accident of any kind.

@Trish GeyerIt sounds like your husband is comfortable with you going after your first property (which is half the battle).  

We moved into this house quickly because three years ago we took in my mother who battles MS and our grandson when my daughter walked out and left him.

(which is difficult enough) Until they get a judgment, they have a legal battle, not something they can collect. 

This will be a slow constant battle in which they will break you or you will break them.

If the software knows everything in a certain account is for a specific property then that's more than half the battle. 

My neighborhood is battling over this issue currently as the city closed a large high school.
