Hi everyone :)I have a 2br 2ba both Upstairs and Downstairs and frequently get calls for Tenant with a dog.I have rented with cats ( no problems so far ) but I'm reluctant to renting to dog owners as I'm afraid of the barking dog problems and any liabilities if the dog bites someone.Can anyone advise on situations where a dog would be acceptable and if you can determine if the dog will be a problem or not ?

The tenants can report on one another to you, which might sound annoying, but it's actually very helpful.When you go take a look at one, you can take a quick glance at the other and see if you need the trees trimmed, or that the shingles are loose, or that a dog not on the lease is barking from inside, or that there are more cars in front of the house than people on the lease, etcAnother advantage, and it's not easy or always a good idea, but my best handyman lives in one of them.

By loud, do you mean its bark has a lot of volume (more than any other dog) or that it barks a lot and thus makes a lot of noise?

You can evict someone who does not follow the rules, causes damage to the property and fails to pay for repairs immediately, or who disrupts the neighbors with barking, aggressive behavior, fecal matter on their lawns, etc.

Regardless, in my corporate world, there is never a shortage of need for random excel files to be built (automated capex request forms that email out reports, one-off analysis market sheets, rebuild an ROI to be user-proof, etc.)Am I barking up the wrong tree?
