He pretty much nailed it.The best thing I suggest is, in addition to keeping an eye out for red flags, add another weapon into your arsenal--which is network with other turnkey buyers and see who they work with or have worked with and who they recommend.

Now, I haven't read all of his work, so I may be totally misunderstanding his point, but based on what I am familiar with it seems that he recommends purchasing investment properties outright with a full cash payment.It's not necessarily a *bad* strategy, but it totally dismisses one of the most powerful tools in an investors' arsenal: leverage.

But I can't see myself ever stopping my MLS rehab offer machine.Obviously each market will be different, and the MLS needs to be just one weapon in your deal-gathering arsenal.  

Your website is one of the most valuable marketing tools you have in your arsenal.

I will use the ones I like on a consistent basis to get an overall picture although I realize none are laser-point accurate but they put you in the ballpark.As you do your reconnaissance (good battle word) I would recommend you add FreeCreditReport.com, Credit Sesame and Quizzle.com to your arsenal and do battle on low credit scores while keeping @Josh Autery with his great analogy in mind.

Believe my they are available and well worth the initial contact to have in your arsenal for the future.
