Probate questions

Hi Everyone,

I have been dealing with HUD homes for the past few months, but decided to add another lead generation tactic to my arsenal, namely probates. I have gone through some material, have the leads and now I'm ready to fire some direct mail.

The question for you knowledgeable folks is this: after I get calls from motivated sellers who want to move forward, what is the next step? Obviously I have to submit an offer to the administrator of the estate, but do I have to contact their probate attorney or the judge to release the property? This is the only step that is unclear. I have gone to several of the local REIA meetings (Chicago, IL), but no one was doing probates (which may be a good sign - less competition).

here is how i did it in Texas:

i called the executor, made an offer and they would usually consult with family and attorney for at least 3 days

sometimes they would counter but would still be in my wheelhouse.

i dont know how its done in Illinois but usually in texas if the estate is not contested the sale will go through very quickly. i have not bought a probate home in some years it may have changed.

im in the market again for probate property
