Other expenses that I've incurred are 2 1/2 months worth of credit monitoring through Score Sense at $40 per bill and a 23% APR personal loan of $2,800 to absorb a balance that I already owe on another credit card which was at a 0% introductory APR for another 6 months so now I have toxic debt thanks to their underwriters.

We did not fund the last few million of the raise, so we are allowing the final slots to come in at up to 20% APR, fixed annual simple deferred return (deferred means you get all of your interest earnings at the end when we repay your principal – and that happens when we finish building and then sell the apartment complex).This asset is our safest MF asset, in my opinion, BECAUSE the project is backed not just by our equity in the apartments – but by our equity in the entire 54-acre land development.

STR in those areas do well year round because of fall colors and ski resorts and snow mobiling if they are on a lake, but on the flip side you are paying significant more because they serve dual purpose.

That could be as high as $14K to $15K not to mention Title fee's, origination fee's and days of interest another $7K to $8K.If you choose a lender or broker and they hit you with lender/broker fee's/points that’s another added cost.My best advice as a Banker is reach out now get a Pre-approval letter up front and give the Bank an idea of what neighborhood or a "mock" address and you can get an actual quote up front to avoid surprises.
