Unfortunately, Texas has a law prohibiting HELOCs on rental properties and I believe they also have a 70-75% max total loans allowed on the property which cuts into the equity I've built and would only allow for me to access 30K which would make it less appealing to go through the process for only 30K.

Offering a quicker closing timeline or adding contingencies that reassure the seller can also help make a lower EMD more appealing.

I also don't understand why you would want to tie up your cash so long without the benefits of owning the properties.The scenario of you buying a few now and the rest in a couple years seems to be the most appealing for you both, why are you adverse to that?

Do you have a strategy for making these low offers more appealing to sellers? 

I tried to evict with denied appeals, and now the code enforcement officer is giving me till December 3rd, however the person is to move out by December 1 per notice from code enforcement and is working with case manager for placement.

I do not have reasons to think that anyone will sue me, but given that we don't know what people may come up with, I would like to make their case less appealing if they do try.

Make sure to have a solid plan for the rehab and your exit strategy to make the deal more appealing!

If you have a significant turnover rate, then I guess I could see the appeal of remote showings, but I also suspect the lack of personal touch contributes to turnover. 

Plus, it looks modern and can increase the appeal of your property to future tenants!
