An overall thickness of 4mm would be my choice with a minimum of a 12 mil wearlayer combined with some type of scratch resistant coating like AO or ceramic bead.

If you decide to work with a partner I suggest the following:1)  Get involved in the DD and review the supporting docs to truly know what you are buying.2)  Use an outside third party servicing agent to collect and service the payments from the payor and then disburse payments to your IRA and the partner.3) Have the assignment of mortgage (AOM) and note endorsement/allonge go into your IRAs name (or the trust vehicle used for your IRA).4) Have a written agreement with your partner.Working with partners can be great.... until it's not.

I would compile them chronologically and show any bids, liens (when possible to find), Bankruptcy stays...time and place of auction....etc I would make it into an easy to read PDF file and send it to him weekly, With a list Of AOM's, so we knew for sure that it was indeed going to auction.

As per your question if we trade futures like /MES it is 1:10 leverage for overnight holding, so leverage can be good in good hands, but I know how to manage the futures so if market drop I can hedge it apppropriately.
