I have a Leed who wants his property listed in Newton, Ks I need to refer to another agent.

I'm focused on multi family, are you ale to advise who are the main brokers who deal with MFR?

From my limited experience, it seems that for REOs, the listing agent does not want to be dual agent, and they always recommend someone ales to represent me.

Most lenders will want a credit pull, income info and have a property address to generate a LE (Loan Estimate) due to the fact that for a 30 period they must remain within a 10% tolerance of this quote for all fees quoted or else they will have to eat those fees, unless there is a valid change of circumstances, in theory they need to have an accurate FICO, DTI and good ballpark value to determine the LTV for pricing purposes on the quote.

Ale sure about the security deposit before closing, so that they don't look to you for that upon move out.

For the bigger companies like ALE and CRS, add your properties to their database.

As a buyer, you could file a Les Pendens (notice of suit pending) to follow for failure of specific performance, only takes one party and it will stop any other sale, but you better be prepared to follow up!
