I'm actively searching my target market for a multifamily property (duplex or triplex) that I can live in and rent a unit(s) simultaneously.I've considered broadening my search criteria to feature single family homes with a mother-in-law suite (accessory dwelling unit or ADU).This would give me the option to either live in the main house or ADU while renting the other.

The property featured an unimproved accessory dwelling unit (the second unit) that we worked with family friends to DIY renovate and turn into a fully furnished cash flow machine.

Junior Accessory Dwelling Unit.

A duplex is single dwelling with 2 units in the same structure.  2 single family residences would either be a 2 unit ineligible property type or it would be looked at as a single family residence with ADU, Accessory Dwelling Unit.To determine if it's 2 units, or a SFR with ADU they'll look at utilities, parcel numbers, etc. 

Bought with Fully functioning (furnished) accessory dwelling unit with separate access currently covering ~70% of the mortgage.

There are others that specialize in converting garages into Accessory Dwelling Units.

Our local wholesaler is a one email solution...I request current availability of a size, type, color and general model to replace an existing unit from the person assigned our account, they send me the detailed specs and cost which includes delivery, remove and dispose of old unit, and any accessories needed such as range pigtail, 3 or 4 prong, or washer hoses, etc.

Increased cashflow through DADU build, with plans to add additional accessory units to increase cashflow.

RESTRICTIVE COVENANT FOR ACCESSORY DWELLING, DETACHED HISTORICAL IN CONSIDERATION of the issuance of a building/use and occupancy permit by the Metropolitan Government of Nashville and Davidson County for a single-family accessory dwelling, detached residence on certain property herein described,The question regarding the double mailboxes - I assume so, but that never came up.
