Went down to check on trees, select doors, handrails and check out roof.About 3 miles down the road is a premier welding shop. 

It can be fast, not have to pay a real estate agent, no inspection, no appraisal.

However, nothing was going to pass building inspection without completely starting over again.

I'll also check with the city on any potential liens, I think any inspection would have to be done after my $15k deposit so it would be a high risk, high potential reward type deal, and there is a 15+ bids already.

Also lost a buyer on a listing I have. they cancelled during inspection because the property needs an easement from the forest service for a driveway.

Are they giving advice about the policy and inspection?

You will have a leg up on the language, transactions, inspections etc.  

@Geovanni Cano sellers don't like FHA, it is meant for people with little money and very low credit score, plus you have an FHA inspection which can derail a deal a week before closing, nothing the buyer can do.

Each closing, whether multi-family or single family, is going to have some of the same costs: title insurance, attorney fees, inspection fees, appraisal fees, fees associated with financing, etc.
