From what I can tell, the most successful people who operate in C and even D class tend to vertically integrate their property management as most 3rd party managers just can't be compensated enough to make things work long term.

I would absolutely offer compensation for an experienced wholesaler willing to help me get started.

Putting it on the MLS though, requires offering compensation to an agent that brings an acceptable tenant. 

Scott, I feel like we have to distinguish between the new person who honestly doesn’t know and may be being misled by the guru hype, and the hostile newbie who post after having already paid for a mentorship and either psychologically can’t “handle the truth” or is trying to recover his money already spent on the program by receiving compensation for “recruiting” other “innocents”.  

The guest found you on the platform, so the platform provider deserves compensation for the marketing service they provided.

Compensate them and they will bring in clients 

Buyer's agent could/should also negotiate a seller credit that makes the offer $100k, with $3k credit for buyer agent compensation, again resulting in a seller net of $94k.But now buyer has the opportunity to agree with their agent that the rate should be 2%, or a flat fee of $2k, and the buyer then pockets that savings.

Tenants should have no authority to engage contractors without authorisation from the landlord and if they do they should never be compensated by the landlord.

If the landlord is paying any utilities that are based on usage such as water, then I might discuss a rent bump to compensate for the anticipated increase in usage and address that with the lease update adding the person as an occupant. 

These people are clearly the victim of some brilliant guru who told them how to retire early/escape the rat race/be their own boss/etc, but forgot to mention the part about it being really tough, and like 95% of people (rough estimate just from my brief experience here on BP) fail.
