Best success I have had is print off the jumbo postcards from vistaprint find the largest broker in your area buy a couple $5 starbucks gift cards (for the front desk assistants), show up, charm the front desk and ask them put a flyer/postcard in every agent's mailbox.

Unlike DC, I can buy something with money from my savings in Charm City.

The charming bungalow style 2-family is in excellent condition and needs no work.

I would call on a potential customer abut once a month. give them a year before I would move on. that is 12 calls, I would get a chance to know them. give them a chance to know me and  usually with my "Charm and Swagger"  LOL they would eventually melt. 

Everything functions well but it is certainly, well as they say, "charming".  

My advice is not to waste your money on testing clean with bleach water and buy a mildew mold suppressant from hardware store it's a chemical you put in a pump up sprayer keeps mold from coming back if on a painted surface get a fungicide paint additive and repaint area.

Worked like a charm. 

Random side note, The Art of Charm is a fantastic podcast based around "being the best person you can be, in every area of your life".

It's more charming than you would think.  

Agree with Steve B in that I wouldn't try to make it more modern but accent it's vintage charm.
