So, it sounds like you may be working outside the system which could eventually bite you.

Hello  @Thomas Sheehan,If your goal is to invest in an apartment where you don't have to concern yourself with maintenance and cap Ex, this deal (or perhaps another with similar rents and lower price) could make sense.The downside to deals like this is that your rents could eventually hit a ceiling as newer apartments (some with more amenities) become available.

The truth is that investing in real estate through an SDIRA can often cause you to pay much more tax than if you took the money out, paid the tax, and liberated your money to invest in real estate.Most of the people I know that started using SDIRAs to invest in real estate, eventually pull it all out to invest outside the SDIRA.

@Nathan Frost uhm, not sure you understand Detroit market.Motion lights & cameras may work half the time at best.Too many insurance claims will get you cancelled and eventually black-balled.But, what do we know after 24 years in the Detroit market...

I eventually gave up on the four unit and ended up buying a six unit for my first deal. 

As for the window blind, I told the PM that if the tenant complaints multiple times, I would just replace it eventually.

After that I moved to Colorado to manage the investment and I started purchasing shares and eventually paid off the remaining investors at 100% of their investment.
