I would remove the parts that don't pertain so you don't have to bother with checking boxes or lining through clauses that don't apply.

Like you said , anyone can check the history,  I do have cameras installed and I do check twice weekly, it's not too far from my primary home . im a first time investor, is it ok to DM the listing to see if I'm missing something?  

If they pass all of the checks and have the proper income then they have a shot at moving in.
